It is also accross the street from the Trolly (Train/Subway) station of Pittsburgh with direct access to down town. Mount Washington is a high hill on the South Side of Pittsburgh that is one of the few &amp;quot;really good&amp;quot; neighborhoods. Rents are higher in this area. It is a decent sized two bedroom row house with a full baths. This would be a good money maker on the rental market where rentals are competitive in this area. Rental potential is $1000-$1500 depending on how you finish it. Kitchen needs new cabinetry. I have found great cherry or maple cabinets on Craigslist or Habitat for Humanity Re-Stores for for a 12 x 12 kitchen for $600-$800 used. So, new kitchens do not break the bank. Nice family room with fireplace and large dinning room. Windows on first floor are intact. Problems with the house: The plumbing was taken in the bathroom and in the basement and kitchen. Just the supply lines taken. The drains look satisfactory and should work. Running pex for a full house would likely cost $600 in material cost and you would never have to worry about busted pipes due to freeze. Three windows are broken in the house. I usually get windows for $100 a piece and installation costs about the same. There is drywall repair work to be done. Carpet is needed or refinish the hardwood floors. I would recommend remodeling the bathroom (if it were my rental) but it would be owners discression. I like my rentals idiot proof, sealed and water-tight. Roof is old (don't know the age), and a flat roof starting to leak. It is a flat roof that requires a new coating of tar. Not a big deal. I didn't see the basements. It was too dark for pictures, and it does need some cleaning. Furnace is over 10 years. Water heater is missing. Electric is off at the present but is of adequate size for the house and typical size for the house. The reason that I am selling is that I am preparing for my next renovation project and need the cash fast. I had estimated that this house would likely cost $5000 for me to finish renovations so that it is rent ready. I am now renovating properties closer to home that I can then manage myself. Property values are going up in Pittsburgh and the surrounding areas. Investment houses are getting tougher to find. It is a spacious kitchen with a laudry area in a butler room that leads to the basement. Nice family room with fireplace and large dinning room. Windows on first floor are intact. Large wooden deck. I would say the deck measures 20 feet by 20 feet. Currently, it is covered with leaves. However, the wood is still very good condition underneath. It would make a great area for cook-outs and get-togethers. Problems with the house: The plumbing was taken in one bathroom and in the basement and kitchen. Just the supply lines taken. The drains look satisfactory and should work. Running pex for a full house would likely cost $600 in material cost and you would never have to worry about busted pipes due to freeze. Also, most companies that winterize poor anti-freeze down the pipes. Would you want to drink water from pipes that have anti-freeze in them. I always recommend replacing waterlines anyways because the legal risk of tenets or people drinking water tainted with anti-freeze is too great considering the $600 spent to replace them. Three windows are broken in the house. One in the front of the house in the attic, and two upstairs back windows. These windows are cracked saving water from entering, but will need replacing. I usually get windows for $100 a piece and installation costs about the same. The rest of the work is scraping, painting, and some plaster repair. Carpet should be replaced. I would recommend remodeling the bathroom (if it were my rental) but it would be owners discression. I like my rentals idiot proof, sealed and water-tight. I just don't care for those old tubs (see pic) and sinks without cabinetry. Roof is old (don't know the age), but is doing it work from what I last saw. Long-term, it needs re-shingled. Short-term, it is adequate. But count on re-shingling the roof within 10 years. If you wish to hold off for a few years, that would be fine too. It is a large house with 6 Bedrooms and 2 full baths. Too many pictures to take to have in this listing. It has a two large Bedrooms. The Master Bedroom is large with a gas fireplace and large sitting area. The attic also has a large bedroom/den/playroom. Two other bedrooms on the second floor and two more in the third floor. SIX BEDROOMS. This would be a big money maker on the rental market where large homes for large families is hard to find. Rental potential is $1000-$1500 depending on how you finish it. Kitchen needs new cabinetry. I have found great cherry or maple cabinets on Craigslist or Habitat for Humanity Re-Stores for for a 12 x 12 kitchen for $600-$800 used. So, new kitchens do not break the bank. It is a spacious kitchen with a laudry area in a butler room that leads to the basement. Nice family room with fireplace and large dinning room. Windows on first floor are intact. Large wooden deck. I would say the deck measures 20 feet by 20 feet. Currently, it is covered with leaves. However, the wood is still very good condition underneath. It would make a great area for cook-outs and get-togethers. Problems with the house: The plumbing was taken in one bathroom and in the basement and kitchen. Just the supply lines taken. The drains look satisfactory and should work. Running pex for a full house would likely cost $600 in material cost and you would never have to worry about busted pipes due to freeze. Also, most companies that winterize poor anti-freeze down the pipes. Would you want to drink water from pipes that have anti-freeze in them. I always recommend replacing waterlines anyways because the legal risk of tenets or people drinking water tainted with anti-freeze is too great considering the $600 spent to replace them. Three windows are broken in the house. One in the front of the house in the attic, and two upstairs back windows. These windows are cracked saving water from entering, but will need replacing. I usually get windows for $100 a piece and installation costs about the same. The rest of the work is scraping, painting, and some plaster repair. Carpet should be replaced. I would recommend remodeling the bathroom (if it were my rental) but it would be owners discression. I like my rentals idiot proof, sealed and water-tight. I just don't care for those old tubs (see pic) and sinks without cabinetry. Roof is old (don't know the age), but is doing it work from what I last saw. Long-term, it needs re-shingled. Short-term, it is adequate. But count on re-shingling the roof within 10 years. If you wish to hold off for a few years, that would be fine too. Collect the rent first and hold off until it is earning profits. I didn't see any leaks in the basements. It was too dark for pictures, and it does need some cleaning. Furnace is over 10 years but otherwise looks ok. Water heater is missing. Electric is off at the present but is of adequate size for the house and typical size for the house. Furnace is 10 years old and looks in very good condition. Gas lines and furnace have no rust. Water heater is newer and in good condition for the looks of it. Basement is dry. Garage door looks new. The carpet is in good condition. It is brown so does not show up good in the pictures, but for the most part just needs to be vacuumed. I would recommend having it washed after all the paint, scrape, and patching have been completed. Vinyl floors in the bathroom and kitchen in good shape. Electric looks good. The deck looks strong and sturdy. No sign of roof leaks. Absolutely no work needed in the basement! It was a real surprise. It is a duplex. I have sure title to the one side (1454 Cresson St). The other side I have a legal claim to it, but no guarantees. I will transfer that claim to you for 1456 Cresson. I purchased the property from a company representing a Bank. The back taxes and any liens were to be taken care of. I have not received any notices of back taxes or liens on the property. It is all one huge open room. Lots of potential for a gentlemens retreat or your man cave. Lots of room for storage down here, and its surprisingly a very nice basement. 2nd Floor Bedrooms (3 Total): The Master Bedroom is Large. I would like to note that they have an advance electro-static air cleaner attached to the furnace for those who suffer allergies. This is a big plus! No leaks or water damage present. Mostly cosmetic work needed. The house has a Living room, dining area, large kitchen, , half bath (first floor) and family room in the front. Two large bedrooms upstairs and full bath room. Full basement appears dry at the time. Large attic could be made into another bedroom. Nice stairs up to the attic, but the attic is not finished. Solid wood floor in the attic. The reason that I am selling is that I am trying to payoff some credit card debit that I accumulated in my last renovation. I estimated that this house would likely cost $4,000 for me to finish renovations so that it is rent ready. My credit card is capped so fixing it up is not an option. I have no savings at this point and need the money more than the house. This house should rent for $750 a month once completed. It should flip, when finished, for $58,000. I can only fix up what I can fund. Property values are going up in Pittsburgh and the surrounding areas. Investment houses are getting tougher to find. The Pittsburgh area hasn't really suffered anything from this recession and employment and rent is steady. There is a current shortage of investment homes in the area. The good things about the house are: Drywall Mostly Good Throughout including ceilings (few pics were added to show the ceilings). An advance electro-static air cleaner attached to the furnace Roof is Good (have pictures but didn't fit in listing) Panneling upstairs looks real nice and is in good shape.
