PLEASE NOTE - YOU ARE BIDDING ON THE DEPOSIT AMOUNT ONLY. THE BIDDER WITH THE HIGHEST DEPOSIT BID WILL WIN THE AUCTION AND WILL BE PURCHASING THE HOME FOR $164,500. This property is being re-listed for a second time because the winning bidder from the last auction and the previous auction did not make the deposit payment and we filed cases for non payment to eBay. WE ARE LOOKING FOR A SERIOUS BUYER. This is not a game for our family, we are looking to sell a unique property that has been in our family for over 30 years. We do not want to spoil the auction for those truly interested buyers. We have provided a BUY IT NOW purchase option for truly serious buyers that do not wish to wait until the auction ends. If you have 5 or less on your Feedback ratings, please email me directly prior to bidding. If you bid on the auction prior to contacting me via email, you will be removed as a legitimate bidder and reported to eBay. This home is a 2 story historic farm house that has been in our family for several decades (since 1976) and has been renovated over the last several years. We believe the home is close to 100 years old. All values are based on working with local real estate agents in the area. Acreage with water on it in this county is valued from $1500 to $3000 per acre. So if you valued the property (land only) on the low side at $2000 per acre ($58,000), the 4 stall barn ($15,000), furniture listed below that is included (valued at $4000 for wholesale pricing); you are looking at the house itself being valued at only $87,500. Many people ask how the property is so inexpensive; my answer is you are looking at a small town in middle America with some of the lowest home prices in the county. The home is located approximately 1.5 hours from St. Louis, Missouri (population 2.8 million). So you get the rural living lifestyle, but in 1.5 hours you can be in one of the largest cities in the US. In the 36 years my family has owned the property, we have never had any theft or vandalism, even though the property has been vacate for years at a time in the past. My mother has lived on the property for the last 11 years and I am now trying to get her to move to the city to be closer to me; the farm is simply too much for her to handle these days as she's getting older. Everything works in the home and there are no leaks or foundation issues. New carpeting was installed approximately 6 weeks ago. The pics show the previous carpeting, the new carpeting is much better much than shown in the pics, same color range except higher quality. I apologize that I don't have newer pics with the carpet, but I can assure you it's much richer looking. Pictures can be provided if you're on the fence on placing a bid due to that. The home has 4 bedrooms and 1 bath (shower only) and is approximately 1400+ square feet. 3 bedroom up and one bedroom down (being used as an office). It comes with 2 window A/C units, propane tank outside for heat and a well for water. The home has a large deck out the back of the home overlooking the property. The home also has a 4 stall barn w/electric and corral ($15,000 replacement cost), 1 smaller exterior shed with a cellar and another larger outbuilding with electricity and heat. The property has year round running creek water and the Meramec River is close by. Tongue and groove ceilings upstairs, slate floors in the kitchen and walnut cabinets (my grandfather built these from hand from a tree on the property) and pantry. Stainless appliances include fridge, dishwasher & glass top range. Disposal, microwave, washer & dryer also included. Marble floor in the bathroom. There is no garage, but one could be added easily onto the property as there is plenty of room. The land is basically 15 acres of pasture, 13 acres wooded and 1 acre where the home sits. It has a true park-like setting. The home sits .9 miles off the paved highway and approximately 11 miles from the town of Salem, Missouri. There are approximately 8 homes located on the gravel road, so there is little through traffic except for the owners. Some people from St. Louis do have weekend homes in the area. This is a popular area for people from St. Louis for weekend homes. You can see exterior photo pictures located at the link below (along with the pictures shown on this listing). Sorry the exterior photos are a little pixelated since they are smaller images up-sized for the slideshow. EXTERIOR PHOTOS OF THE HOME AND LAND - CLICK HERE (You may need to copy and paste the below link if you can't click to open it) http://www.flickr.com/photos/67278746@N06/sets/72157627616806706/show/ INFORMATION ON THE TOWN OF SALEM, MISSOURI - CLICK HERE (You may need to copy and paste the below link if you can't click to open it) http://www.salemmo.com/ In addition, approximately 70% of the furniture is being included with the purchase of the property at no additional cost. Please see list below. 1) Living Room - Complete sectional and CD bookcase 2) Dining Room - Dining room table and all the chairs 3) Office - Complete desk and chair, book shelf and the other occasional chair 4) 1st bedroom as you reach the top of the stairs - The light at the top of the stairs on that shelf and the iron bed with mattress set 5) 2nd bedroom - The 2 nightstands with glass tops, the big wardrobe and the large mirror on the wall 6) Master bedroom - Bed with mattress set and both white nightstands 7) Laundry room - Front loading washer and dryer 8) Kitchen - All the appliances (includes stainless refrigerator) 9) Outside - The deck table and chairs and the portable fire pit 10) All window treatments on every window would stay as well 11) She does have another iron bed out in the shed that you could put in the second bedroom if you'd want.12) As a bonus, my mother says that she had purchased 1.5 inch white cordless blinds for every window in the house. They are brand new still in boxes. This is an old farm house with some uneven floors, a little crooked this and some squeaky that, but it is full of such character and charm that it is truly a one of a kind property that is being sold as is. If you are looking for new construction, this is probably not the home for you. Please note that the upstairs bedrooms are all joined together via doors, not a hallway. What that means is you walk through a door in bedroom one (white door that you see) that opens in bedroom 2 (room with the 4 poster bed) and then there is a door in bedroom 2 that opens up into the master bedroom. It has been quoted that it would cost approximately 30K or less if someone wanted to add a separate stairway up to the master bedroom and build an additional master bathroom. For our needs this has never been a thought or concern. This would make a nice full time home or a great weekend home for a truly peaceful getaway. We are looking for serious buyers. If you have an inspection completed and there is anything that we are not able to negotiate on or fix, you will receive your full deposit back. We are not interested in selling anyone something they are not in love with and it doesn't meet their needs/wants. If you are the winning bidder, you will have 48 hours from the date of the auction close to make payment via PayPal or by Cashier's Check. If paying via a Cashier's Check, we need a FedEx, UPS or USPS tracking number showing that the Cashier's Check was mailed out within the 48 hours of the auction close. Upon receipt of the deposit confirmation, you will be emailed a signed purchase agreement. You will have up to 60 days to close and take possession of the home. We will be using a local title company for all the closing paperwork. Your deposit will go toward the purchase price or can be used toward the down payment if you are financing, whatever you wish. We are not offering owner financing or a rental situation. If you wish to obtain financing in the town of Salem, you should be prepared to have at substantial down payment available for the local banks as they have all tightened up since the financial crash. Please contact me via email or call 816.529.2151 with your questions. I understand this is a large serious purchase and I will assist you with any and all information that I have. Thanks for looking and good luck - Steve Molloy If you are a serious buyer and do not wish to keep the furniture, we will reduce the price to $160,500. Simply email me prior to bidding so I can note this if you are the auction winner. On Feb-13-12 at 19:05:11 PST, seller added the following information: Even though the property is located on a gravel road, FedEx and UPS do deliver to the house. Taxes on the home for last year were $191 dollars. We have the tax receipt if any wants to see it. A wonderful benefit of living in small town USA.On Mar-14-12 at 08:23:18 PDT, seller added the following information: I just noticed that the BUY IT NOW option is off the auction. It was listed at $5000 for the deposit amount for the BUY IT NOW option which would end the auction immediately. I contacted eBay and they said that once the bidding amount is half of the BUY IT NOW price, that feature automatically goes away. That is very strange to me, but I guess that's how they do it. If you are serious bidder and wish to end the auction early and are willing to pay the $5000 deposit, please contact me via email and we can make that happen. Thanks, Steve Molloy 816.529.2151

Please contact me via email or call 816.529.2151 with your questions. I understand this is a large serious purchase and I will assist you with any and all information that I have. PLEASE NOTE - YOU ARE BIDDING ON THE DEPOSIT AMOUNT ONLY. THE BIDDER WITH THE HIGHEST DEPOSIT BID WILL WIN THE AUCTION AND WILL BE PURCHASING THE HOME FOR $164,500. This property is being re-listed because the winning bidder from the last auction claimed the bidding process was a cheat and they changed their mind on purchasing. I then proceeded to provide the eBay Second Chance Offer to every bidder that bid on the property. All 4 bidders did not respond, nor did any of take advantage of purchasing the property. WE ARE LOOKING FOR A SERIOUS BUYER. This is not a game for our family, we are looking to sell a unique property that has been in our family for over 30 years. We do not want to spoil the auction for those truly interested buyers. EXTERIOR PHOTOS OF THE HOME AND LAND - CLICK HERE http://www.flickr.com/photos/67278746@N06/sets/72157627616806706/show/ INFORMATION ON THE TOWN OF SALEM, MISSOURI - CLICK HERE http://www.salemmo.com/ In addition, approximately 70% of the furniture is being included with the purchase of the property at no additional cost. Please see list below. 1) Living Room - Complete sectional and CD bookcase2) Dining Room - Dining room table and all the chairs3) Office - Complete desk and chair, book shelf and the other occasional chair 4) 1st bedroom as you reach the top of the stairs - The light at the top of the stairs on that shelf and the iron bed with mattress set 5) 2nd bedroom - The 2 nightstands with glass tops, the big wardrobe and the large mirror on the wall6) Master bedroom - Bed with mattress set and both white nightstands 7) Laundry room - Front loading washer and dryer 8) Kitchen - All the appliances (includes stainless refrigerator) 9) Outside - The deck table and chairs and the portable fire pit 10) All window treatments on every window would stay as well 11) She does have another iron bed out in the shed that you could put in the second bedroom if you'd want.12) As a bonus, my mother says that she had purchased 1.5 inch white cordless blinds for every window in the house. My mother has lived on the property for the last 11 years and now I am trying to get her to move to the city to be closer to me, the farm is simply too much for her to handle these days as she's getting older. Everything works in the home and there are no leaks or foundation issues. New carpeting was installed approximately 6 weeks ago. The pics show the previous carpeting, the new carpeting is much better much than shown in the pics, same color range expect higher quality. I apologize that I don't have newer pics with the carpet, but I can assure you it's much richer looking. Pictures can be provided if you're on the fence on placing a bid due to that. The home has 4 bedrooms and 1 bath (shower only) and is approximately 1400+ square feet. The property has year round running creek water and the Meramec River close by. There is no garage, but one could be added easily onto the property as thee is plenty of room. The land is basically 15 acres in pasture, 13 acres wooded and 1 acre where the home sits. If you are the winning bidder, you will pay the deposit amount via PayPal or via Cashiers Check and you will be emailed a signed buyers agreement. You will have 60 days to close and take possession of the home. We will be using our local title company out of Salem for all the closing paperwork. Thanks for looking and good luck - Steve Molloy ****I have had some inquires about not including the furniture in the cost of the home. If you are a serious buyer and do not wish to keep the furniture, we will reduce the price to $160,500. Simply email me prior to bidding so I can note this if you are the auction winner.***** On Jan-26-12 at 12:54:55 PST, seller added the following information: I've had a few inquiries as to when the payment was due for the deposit (I apologize, I did not list that on the auction). Payment via PayPal is due within 3 days of the auction close. If paying via a Cashier's Check, we need a FedEx, UPS or USPS tracking number showing that the Cashier's Check was mailed out within the 3 days of the auction close. Since I did not have this information posted initially, if you are a current bidder and have any issues with the timeline for payment, please email me and we can discuss or I am ok to remove you for the bidding if you so choose. Thank you all for your interest, please keep the questions coming. Thank you, Steve Molloy 816.529.2151

Real Estate for sale in Marceline, Missouri. Here is the best value. This House is offered by a seller located in Arizona. Built around 19?? it is approximately ??? square feet. Minimum offer is $2500.

130 East Lake Street, Marceline, Linn County, Missouri. Parcel # 20093200203100100. Legal: Sec 32 T 57 R18, Lots 1-4. County Assessor’s PH: (660) 895-5410 --- Marceline, Missouri is the town that was the inspiration to Walt Disney; it was his boyhood home. You can picture him growing up here as very little has changed in the last 70 years. Disney got his first job with the railroad in Marceline, selling snacks to passengers aboard the trains. This started his life-long fascination with railways, leading to his first hand-built scale railroad which he operated in his backyard, giving guests rides. This, then, ultimately led to his development of Disneyland. It was also aboard a train that he developed the cartoon character "Mortimer Mouse" which later became "Mickey." The town of Marceline itself was the inspiration for Main Street at Disneyland. Marceline still maintains family values. It’s in the middle of NW Missouri’s farm country. The black soils are deep and rich and the area has many large corn, sorghum, hay, and soy bean farms. The work is honest. Because of the country’s economic woes, I made the decision that, when the time was right, I wanted to retire to NW Missouri. I wanted to retire to a place that was less affected by economic fluctuations, where the cost of living was easy on a fixed income, property taxes are low, and the general priorities were towards family and community. I also wanted a place where I could garden. Marceline fit the bill for me, my wife, and my 4-year-old twins. The house is about 1-1/2 blocks from the downtown area. I bought this house about five months ago with all good intents. However, seeing how it’s 1500 miles from where I live in Arizona, and 2 very full days of driving each way, there is no way I can take care of the place until I retire in 3 years and 319 days. I acted on my desires a little prematurely. I simply can’t get away from my current job long enough to do what needs to be done to the place and maintain it. Complicating it further, my wife’s employer is downsizing, so I’m putting the house up for sale. THE PROPERTY: I visited the property for about 3 hours earlier this month to make sure the house was secured, get some pictures, and to do a final mowing of the season. I had a local cutting the grass for me over the summer. The house and garage sit on 4 city lots, which combined, total about .32 acres. It has several large trees, including a black walnut and an extremely large (maybe record-book) tree which I didn’t recognize, but its trunk is very thick and burled. The house itself is 1142 sf, 3 BR 1 bath, built in 1921, has a half basement and half crawl space. The house has a newer roof, a new furnace, a new A/C unit, and new breaker box and wiring. I had the electric turned on just to check the A/C and it did fine. It will need an updated water heater. I was going to take it the of the basement and put it upstairs anyway . . . . BUT the interior needs a rehab. If I were going to live in it, I would pull off all of the paneling that covers the plaster on lathing walls, and pull down the drop ceiling. I didn’t pull any of the paneling off to judge the condition of the walls, but I would plan on replacing it with fresh wallboard. It would cost about $1000 in materials for new walls. The electrical outlets are along the edges of the room in the floor. The wallboard would allow those to be moved to the walls. I would also consider removing one of the walls between the bath and one bedroom to make it a 2-BR house, with 2 large rooms and a largish bath. The front porch is small, and the wood needs to be replaced. It is very simple construction and would be a very easy matter. The house is at the end of a quiet dead-end street, so there’s no through-traffic. Utilities are with the city; electric, water supply, and sewer. The kitchen has already had the cabinets removed. If I kept it, I would remove most of the existing wall between the dining room and the kitchen to open both up, then add a small island. Depending on your taste, a new kitchen can be constructed for $2,000 to $5,000 in materials. I will provide my proposed floor plan sketches in a subsequent revision to this posting. The pinewood floors throughout would make an excellent subfloor for your choice of flooring. Or sand and refinish the existing floors to maintain its character. KEEP IN MIND . . . This is to be a cash-only sale and your high bid is considered a legal contract for your intent to purchase. Your high bid is also considered my contract with you as my intent to sell to you at your high bid price. Please do your due diligence BEFORE you bid. I won’t play games with you; it costs $100+ to place this on eBay. For your comfort, I will be working with Staton Abstract and Title, P.O. Box 918, Chillicothe, Missouri 64601 and I will pay all of their fees. They are fast, efficient, and lovely to work with. There are no liens on the property, and the tax bill for 2012 is $148.19 due December 31. This will obviously be the responsibility of the new owner, since it is for 2012 calendar year. The property will be conveyed with a general warranty deed. HERE’S THE PROCESS: Upon expiration of this auction, I will need the legal name(s) of the purchaser, your legal address, to be placed on the purchase contract and deed. I will require a non-refundable $3500 down payment in the form of a certified or cashier’s check, sent overnight mail to be received by me within 3 business days. No exceptions, no excuses, so please make any financial arrangements beforehand in anticipation of your winning bid. No PayPal transactions for real estate. Upon receipt of your down payment, I will send to you (as an attachment to an email) a sales contract for you to sign and return to me with your final balance due (high bid minus the $3500 down) within 10 days. Upon receipt of your full payment and the sales contract, I will forward these to Staton Abstract and Title for them to complete the processing with the Linn County Recorder. You should have your warranty deed within 4 weeks.

My mother has lived on the property for the last 11 years and now I am trying to get her to move to the city to be closer to me, the farm is simply too much for her to handle these days. In addition, approximately 70% of the furniture is negotiable for an additional cost of $2500, which is less than wholesale pricing. The dining room table alone was over $2000 when new. They are brand new still in boxes. It's an old farm house with some uneven floors, a little crooked this and some squeaky that, but it is full of such character and charm that it is truly a one of a kind property. It would make a nice full time home or a great weekend home for a truly peaceful getaway. You will be bidding on the deposit amount only. If you have a serious interest in the property we would like to see a serious deposit bid. We are looking for serious buyers. The price for an EBay buyer is $149,500. This is a $15,000 price reduction from what the real estate agency currently has it listed for ($164,500). If you have an inspection completed and there is anything that we are not able to negotiate on or fix, you will receive your full deposit back. We are not interested in selling anyone something they are not in love with and it doesn't meet their needs/wants. Please contact me via email or call 816.529.2151. Property for sale in Brookfield, Missouri. Here is the best deal. This House is offered for sale by Owner located in Missouri. Built around 19?? the property is approximately ??? square feet. As of now, highest offer: $3000.

Click photo for more details

Up for auction, a 2 bedroom, 1 bathroom home located in North Central Missouri. The home is presently being rented for 225.00 per month, and has been rented to the same family for 4 years. The home has a new metal roof. There is blown insulation in the walls. The home sits on a corner lot, approx 150 X 60 feet. Home is zoned for commercial use, but is used as residential, which makes the taxes a low 117.00 per year, making this an excellent rental property. Home has all city utilities and sewer. Home is selling with the renters in the home, we can notify them when and where you want the rent to be sent. or If you want to move into the home, that is up to you. For renters privacy, no pictures were taken of the inside of the home, and since they were not home when I was there none were taken. sorry. There is no reserve on this property, and there is a very low starting bid. There is also, no closing cost to the buyer when paying cash, whatever you bid, that is all you will pay. Home sells AS IS, and I would consider it a fixer-upper that may need some work, but it is collecting rent at this time. This is only a 5 day auction. If you want to make a fair offer, I may end the auction early. Brookfield is about 100 miles NE of Kansas City on Hwy 36. There is a Super Wal-Mart, with in 2 min., restaurants, etc. Nice school system. High speed internet available. Quiet community away from the rat race. Also in Missouri, the law states that any house built before 1978, I must tell you the house could have lead base paint.but that has never, ever been a problem. Do not bid if you do not intend to buy. Serious bidders only please. Please note: PAYMENT WILL REQUIRE A 3,000.00 NON-REFUNDABLE BANK CHECK OR POSTAL MONEY ORDER DOWN PAYMENT TO BE SENT THE DAY AFTER THE AUCTION ENDS SENT OVERNIGHT MAIL WITH THE POSTAL SERVICE. NO PAYPAL ACCEPTED. The deposit will then be deducted from the total amount. You are bidding on the whole purchase amount, not a down payment. Whatever you bid, that is all you will be paying. I pay for the closing cost when paying cash. Have your money ready, you will need to overnight the down payment next day after the auction has ended. Once I receive the money, I will mail you a copy of the deed and title insurance. When I receive the balance owed, the deed will then be recorded in your name at the county court house. It's that easy, everything can be done by mail or you can be here for the closing. It's that easy, whatever is best for you. The home is free and clear of all taxes and liens, has a guaranteed general warranty deed. The closing is handled by a professional title company. This is not a foreclosure home and I do live around the area, not hunreds of miles away. Everything will be taken care of professionally, Good Luck.

Nice looking investment property.
Real Estate offered in St. Louis, Missouri. Here is the best value. This Duplex is offered by Owner located in Missouri. Built around 1948 it is approximately 1800.00 square feet. Minimum offer is $2000.

Click photo for more details

Two units with potential very high rental yields. Unfortunately I do not have the time or funds to complete the rehab work. Zillow Estimate $50,000 http://www.zillow.com/homes/5463-Cote-Brilliante-Avenue,-st-louis-MO-63112_rb/ City of St Louis, Office of the Assessor - Appraised Value 2009 was $25,700 Utilities and taxes up to date Auction final price is the full sale price. Deposit of $500.00 must be made by Paypal within 24 hrs of the close of auction. Remaining balance must be paid in full within 7 business days. All inspection details and cost estimates below are given in good faith and are to be verified by the buyer, and the buyer is responsible for carrying out own due diligence prior to bidding:- Estimate by Contractor No.1 in 2009 $15,000 to complete all work (full quote can be emailed upon request). This contractor carried out maybe 25% of the work in 2009 Inspection Report by Contractor No.2 in March 2010 The living room needs flooring, window, and paint. Bedrooms need flooring, paint. Middle room needs paint, flooring. Bathroom needs all walls and ceiling drywall and finished, flooring, light fixture, bath toilet, vanity, faucets, and plumbing, door. Kitchen needs subfloor and flooring, cabinets, counter top, faucet, paint. All rooms including baseboards are dark brown. Flooring, I suggest sand floors in the Bedroom, Living room, Middle room. Commercial grade tile recommended for bathroom and kitchen. Inspection Report by Contractor No.2 in April 2010 I still haven’t been in the basement. The doors were screwed shut with a lot of screws. They were serious about no one getting through that door. After trying to get into the top unit a man opened the door. I didn’t know it was occupied. Ricky Smith says he has lived there for about 5yrs. Hasn’t seen a landlord for about 3 yrs, which is also how long he hasn’t had any water or plumbing. Estimate by Contractor No.2 in April 2010 per Unit (multiply this by 2) Estimate.$6500 Labor and Materials. $2500 Materials / $4000 Labor - That's 2 make it move in ready! The plumbing need some work. We need 2 run hot water side and install p- traps and supply lines. Electric looks good from what I can see. Furnaces look like might work. Cabinets need to be replaced. Inspection by Rental Agent in April 2010 The property front door locks are solid. I decided not to unscrew the back boards. There is electricity on. Tuck pointing on bricks looks good and actually recent. Not all windows boarded but window height would make improbable for entry. Broken glass, trash, extra boards around. Old wood windows will need work. Probably inspector would say something about back concrete steps that are broken. Front porch flooring, which is plywood pieces, gives under weight and shouldn’t be passed. Guessing support joists are rotten. Front doors look new and are steel. Neighborhood, right on edge of some new rehabs, vacant board ups.
